Onity Q3 Profit Returns as Servicing Strengthens, Originations Volume Hits Record
Onity Group Inc. returned to profitability in the third quarter, reporting GAAP net income of $3.5 million, supported by stronger mortgage servicing results that offset margin compression in originations. Book value per share rose to $73.82, and available liquidity increased to $283.9 million. Management anticipates full-year 2026 adjusted ROE at the low end of its 10% to 15% target range, driven primarily by servicing. The company also announced plans to reduce operating expenses by over $50 million in 2027. Principal risks include interest rate volatility, market fluctuations, and potential borrower financial stress.
Onity Group Inc. reported a profitable third quarter as a stronger contribution from mortgage servicing helped offset weaker sequential originations profitability in a higher-rate environment. The company said it remains on track to deliver full-year 2026 adjusted return on equity at the low end of its 10% to 15% target range and expects servicing to be the primary profit driver under current market conditions.
The mortgage servicer and originator posted GAAP net income attributable to common stockholders of $3.5 million, or $0.41 per diluted share, compared with a $12.9 million loss, or $1.53 per diluted share, in the second quarter. A year earlier, common-stockholder net income was $17.7 million, or $2.03 per diluted share.
Total revenue was $278 million, versus $283 million in the prior quarter and $280 million a year earlier. Adjusted pre-tax income rose to $29.6 million from $13.8 million sequentially but remained below $33.7 million in the third quarter of 2025. Adjusted ROE was 19.3%, compared with 8.9% in the second quarter and 27.3% a year earlier, while GAAP ROE was 2.3%.
Book value per common share reached $73.82, up from $72.55 at the end of the second quarter and $62.21 a year earlier. Available liquidity increased to $283.9 million from $230 million in the prior quarter.
Servicing Drives Sequential Improvement
Servicing adjusted pre-tax income increased to $29 million from $11.9 million in the second quarter, though it was $5 million lower than a year earlier. Adjusted servicing revenue was $215 million, down from $218 million sequentially and $211 million in the prior-year quarter. Onity attributed the sequential earnings improvement partly to lower mortgage servicing rights runoff, which declined by $19 million from the second quarter, and lower operating expenses.
Average servicing unpaid principal balance was $343 billion, compared with $341.4 billion in the second quarter and $315.5 billion a year earlier. Ending servicing UPB rose 9% year over year to $343 billion. Net servicing additions more than offset $49 billion of Rithm and other client deboardings, including deboardings tied to opportunistic MSR sales.
Subservicing additions totaled $53 billion during the first nine months of 2026, exceeding Onity’s $50 billion full-year target ahead of schedule. The company said its pipeline includes opportunities across residential, business-purpose residential and commercial servicing.
Forward owned servicing average UPB increased 20% year over year to $178 billion. Meanwhile, servicing advances declined 28% over two years to $375 million even as forward owned servicing UPB grew 49%. Onity said lower non-agency advances saved about $9 million in interest expense over that period. Total forward MSR delinquencies of at least 60 days were 1.9%, unchanged from a year earlier and below 2.8% in the third quarter of 2024.
The company said its MSR hedge strategy continued to offset interest-rate changes effectively, although current rate volatility has increased hedging costs. Its stated hedge coverage range is 95% to 105%, subject to adjustment as management evaluates market conditions, liquidity and asset returns.
Record Originations Volume, Lower Sequential Profit
Originations volume reached a quarterly record of $15.6 billion, up 32% from $11.8 billion a year earlier and slightly above $15.5 billion in the second quarter. Onity said the result reflected the tail end of the refinancing surge, improved recapture and product expansion.
Business-to-business funded volume rose 32% year over year to $14.9 billion, while Consumer Direct volume increased 67% to $0.7 billion. The blended refinance recapture rate reached 57%, including 66% for Ginnie Mae loans and 51% for government-sponsored enterprise loans. Home-equity volume increased 10% year over year.
Originations adjusted pre-tax income was $23.7 million, down from $27.8 million in the second quarter and $24.7 million a year earlier. Onity attributed the sequential decline primarily to margin compression in its B2B channel. Consumer Direct margins improved both sequentially and year over year, supported by a greater mix of second-lien loans and higher revenue per loan despite lower volume.
Management said the company is adjusting originations capacity following the recent refinancing surge. Technology investments are also being used to improve scalability: Consumer Direct cost per loan has fallen 26% since 2024, while turnaround time declined 13% and approval rates increased by six percentage points from 2024 through the first nine months of 2026.
Cost Reductions and Outlook
Adjusted operating expenses fell to $118 million from $130 million in the second quarter, with reductions across servicing, originations and corporate functions. The last-12-month operating efficiency ratio improved to 51.8%, compared with 52.1% in the second quarter and 55.7% a year earlier.
Onity expects to reduce total operating expenses by more than $50 million in 2027 compared with projected 2026 levels, equivalent to about 10%. Most of the planned reductions are expected to be effective by the end of the first quarter of 2027. The measures include lower staffing associated with exited servicing portfolios and right-sizing originations capacity after the refinancing surge.
For full-year 2026, management expects adjusted ROE at the low end of its 10% to 15% range, total servicing UPB growth of 5% to 15%, high MSR hedge effectiveness and maintenance of its efficiency ratio. The adjusted ROE outlook is a non-GAAP measure for which the company did not provide a comparable GAAP reconciliation because certain MSR fair-value changes cannot be forecast without unreasonable effort.
Onity’s adjusted results also reflect a methodology change introduced in the second quarter of 2026 for calculating MSR valuation adjustments and runoff. Prior periods were conformed to the revised presentation, which limits direct comparison with figures reported under the former methodology.
The company identified elevated interest rates, financial-market volatility, borrower financial stress, rising delinquencies, funding and liquidity requirements, regulatory and legal matters, technology implementation, cybersecurity, vendor dependence and the execution of MSR and subservicing transactions among the principal uncertainties that could affect its outlook.
