IIPR Posts $54.8 Million Q3 AFFO as Life-Science Exposure Expands
Innovative Industrial Properties reported third-quarter 2026 revenue of $64.9 million and adjusted funds from operations of $54.8 million, driven by its core cannabis portfolio and strategic life-science expansion via IQHQ. Life-science investments now account for 20.8% of annualized base rent and loan income, projected to reach 26% upon full funding of the Alewife Park mezzanine loan. The company maintains a conservative balance sheet with net debt at 19% of total gross assets and net debt-to-adjusted EBITDA at 2.1x. Key risks include tenant defaults, regulatory changes in the cannabis sector, and concentration exposure to IQHQ.
Innovative Industrial Properties (NYSE: IIPR) reported $54.8 million of adjusted funds from operations for the third quarter of 2026 as the cannabis-focused real estate investment trust continued shifting part of its income base toward life sciences through investments tied to IQHQ.
The company generated $64.9 million in quarterly revenue and $28.7 million in GAAP net income attributable to common stockholders. Funds from operations totaled $48.8 million, or $1.75 per diluted share, while normalized FFO was $50.2 million, or $1.80 per share. AFFO, a non-GAAP measure, was $1.96 per diluted share.
IIPR’s annualized third-quarter AFFO was $7.84 per share, compared with $5.01 in 2020, representing an 8% compound annual growth rate. The figure is a simple annualization of the quarter rather than full-year guidance.
Life-science investments reshape income mix
As of September 30, cannabis assets accounted for 79.0% of IIPR’s $297 million in annualized base rent and annualized income from loans and securities. Life sciences represented 20.8%, with other investments contributing 0.2%.
The company listed $545 million of financial investments in life sciences, including $134 million of an Alewife Park mezzanine loan commitment that had not yet been funded. The expansion builds on IIPR’s investment in IQHQ, a life-science real estate platform with more than $5 billion of investments and properties in Boston, San Francisco and San Diego.
IIPR initially committed $270 million to IQHQ in August 2025 through a $100 million revolving credit facility carrying a 13.5% yield and a $170 million preferred-stock investment yielding 15%. That commitment was fully funded by June 2026, and IIPR invested another $30 million in IQHQ preferred stock in September.
The REIT also committed $245 million to a mezzanine loan for Alewife Park, a Cambridge, Massachusetts, life-science campus owned by IQHQ. The campus includes three existing buildings totaling 392,000 square feet and two development sites with capacity for as much as 364,000 additional square feet. The existing space was 78% leased to Lila Sciences.
IIPR provided $111 million of initial funding and expects to advance the remaining $134 million through the fourth quarter of 2027, subject to funding conditions. The investment is expected to carry an average interest rate of 15.8% over its term, with a 14% floor, and matures in February 2028 with a one-year extension option. IIPR also has the option to expand the investment to $400 million on the same terms.
Management expects full deployment of the $245 million commitment to increase life sciences to about 26% of company income and said the transaction is expected to be highly accretive to AFFO per share. Actual income will depend on the timing and amount of future advances.
Cannabis portfolio remains the core business
IIPR had $2.9 billion of total invested capital and 108 properties across 19 states at quarter-end. Its triple-net real estate portfolio represented about $2.4 billion of invested capital and was leased to more than 35 tenants, with a weighted-average remaining lease term of 10.8 years.
Industrial properties used or expected to be used for cannabis cultivation, processing or distribution generated 88% of annualized base rent. Mixed industrial and retail assets contributed 10%, while retail properties accounted for 2%.
Geographic exposure remained concentrated in several states. Illinois represented 18.5% of annualized base rent, followed by Massachusetts at 16.2%, Pennsylvania at 14.7% and Michigan at 11.1%. The top 10 states together produced 89.7% of annualized base rent. IIPR’s 10 largest tenants accounted for 58.6% of annualized base rent and income from loans and securities.
The company’s leases are generally structured as triple-net agreements, making tenants responsible for property expenses, taxes, insurance and capital repairs. Initial lease terms typically range from 15 to 20 years and generally include annual rent escalators and parent-company guarantees.
Balance sheet and funding commitments
IIPR reported $711.6 million of gross debt and $142 million of liquidity as of September 30. Net debt equaled 19% of total gross assets, while net debt to annualized adjusted EBITDA was 2.1 times. Third-quarter adjusted EBITDA was $67.5 million.
Debt included $402.5 million of 6% exchangeable senior notes due in June 2029, $121.6 million of term loans and borrowings under $187.5 million of revolving credit facilities. The revolvers had no remaining availability at quarter-end. IIPR said it expects to fund the outstanding Alewife commitment with cash on hand and draws under its revolving credit facilities.
Key uncertainties identified by the company include tenant defaults, its ability to re-lease properties after defaults or terminations, and whether annualized rent and investment income will be fully realized. IIPR also highlighted its concentrated exposure to IQHQ through several investment vehicles, the risk of defaults on those investments and its ability to fund remaining mezzanine loan commitments.
Other risks include changing cannabis regulation, the continued federal illegality of cannabis, life-science leasing and property-market conditions, access to debt and equity capital, refinancing needs, interest-rate changes and potential declines in asset values.
