Blue Owl Capital reported third-quarter earnings growth driven by its Real Assets platform, with total assets under management reaching $329.9 billion as of September 30, 2026, up 12% year over year. GAAP net income rose to $20.0 million, and fee-related earnings increased 14% to $427.5 million. Real Assets led platform expansion with a 27% AUM increase, while Credit remained the largest business despite flat fee-paying assets. The firm raised $12.6 billion in new capital commitments and maintains $36.3 billion in undeployed AUM. Risks include macroeconomic uncertainties, regulatory changes, execution challenges, and potential realization variances in asset values.
Blue Owl Capital Inc. reported higher third-quarter earnings as growth in its Real Assets platform helped lift revenue and assets under management, while Credit fee-paying assets remained broadly flat. Total AUM reached $329.9 billion as of September 30, 2026, up 12% from a year earlier.
The alternative asset manager reported GAAP net income attributable to Blue Owl of $20.0 million, or $0.03 per basic and diluted Class A share, compared with $6.3 million, or $0.01 per share, in the prior-year quarter. GAAP revenue increased 11% to $806.5 million, while total expenses rose 7% to $658.8 million. The GAAP margin improved to 11.7% from 7.6%.
On a non-GAAP basis, fee-related earnings increased 14% to $427.5 million, or $0.27 per adjusted share. Distributable earnings rose 13% to $385.5 million, or $0.24 per adjusted share. Fee-related earnings revenue grew 10% to $752.6 million, and the FRE margin was 58.8%, compared with 57.1% a year earlier.
For the 12 months ended September 30, fee-related earnings rose 15% to $1.63 billion, while distributable earnings increased 14% to $1.41 billion. GAAP management fees for the same period grew 9% to $2.66 billion.
Real Assets leads platform growth
Real Assets recorded the strongest expansion among Blue Owl’s three investment platforms. Its AUM increased 27% year over year to $94.9 billion, while fee-paying AUM rose 16% to $53.8 billion. The company attributed the gains primarily to fundraising across the platform, including its seventh-vintage net lease drawdown product and real estate investment trusts in the net lease and digital infrastructure strategies.
Real Assets GAAP revenue climbed 74% to $183.4 million in the quarter. Its FRE revenue increased 77% to $163.9 million, supported by a 30% rise in FRE management fees and higher administrative, transaction and other fees.
The Credit platform remained Blue Owl’s largest business, with AUM of $162.8 billion, up 7% year over year. Fee-paying AUM was nearly unchanged at $97.0 billion as capital raised and deployment were offset by distributions and redemptions, primarily in direct lending.
Credit generated $5.2 billion of direct-lending originations during the quarter but recorded net deployment of negative $0.3 billion. Quarterly Credit GAAP revenue declined 2% to $447.8 million, while FRE revenue fell 4% to $412.0 million. Over the latest 12 months, however, Credit FRE revenue increased 6%.
GP Strategic Capital AUM rose 5% to $72.2 billion, and fee-paying AUM increased 3% to $41.3 billion. Growth was mainly driven by capital raised in the minority-equity-stakes strategy, including its sixth-vintage product and a strip-sale transaction. Quarterly FRE revenue for the platform rose 7% to $176.7 million.
Fundraising and future fee capacity
Blue Owl raised $12.6 billion of new capital commitments during the quarter, including $10.2 billion of new equity capital. The equity total comprised $5.6 billion for Credit, $4.0 billion for Real Assets and $0.6 billion for GP Strategic Capital.
Institutional equity fundraising totaled $8.3 billion, led by investment-grade credit, direct lending, real estate credit, alternative credit, net lease and digital infrastructure. Private wealth equity fundraising was $1.9 billion, primarily from net lease and direct lending products.
Fee-paying AUM increased 5% year over year to $192.2 billion. Blue Owl also had $36.3 billion of AUM not yet paying fees, which the company said could generate approximately $402 million of annual FRE management fees once deployed. Credit represented $21.9 billion of that undeployed amount, Real Assets accounted for $13.4 billion and GP Strategic Capital contributed $0.9 billion.
Permanent capital increased 7% to $227.8 billion and generated 85% of FRE management fees during the latest 12 months, providing a substantial recurring base for the company’s management-fee revenue.
Blue Owl announced an annual dividend of $0.92 per Class A share for 2026 and declared a quarterly dividend of $0.23. The company also issued $750 million of 10-year unsecured debt carrying a 6.750% coupon in August. In October, it increased its revolving credit facility capacity by $725 million to $3.225 billion and extended the maturity to 2031. Available liquidity stood at $2.3 billion as of September 30.
The presentation did not provide broader earnings guidance. Blue Owl cautioned that actual outcomes could be affected by its ability to realize anticipated acquisition benefits, manage growth, execute its business plan and meet projections. Other identified uncertainties include acquisition costs, litigation, regulatory changes, and economic, geopolitical and competitive conditions. The company also noted that past investment performance does not guarantee future results and that unrealized asset values may not ultimately be realized at the reported levels.
